How we got this Realtor 1k followers in 2 months
and thousands of views from people in his market
When Jonathan Newby, a Realtor based in Milwaukee, started to work with me he wanted to:
1. Establish a presence online
2. Generate leads and connections with his content
He started like a lot of Real Estate or Mortgage creators and gave generic and broad tips:
The importance of staging
How to properly price your home.
The result?
Low views.
Low engagement.
No new followers.
Here was the biggest problem:
We were trying to talk to everybody which meant we did not connect with anybody.
We decided to pivot.
We implemented the “Unofficial Mayor” strategy.
If he wanted to be known, liked, and trusted within the Milwaukee market then we need to create content that someone in the area cares about.
Tip: People always care about places, events, and news around where they live.
So Newby (his nickname) started a series where he highlighted his favourite local businesses in the city and interviewed the owners.
Four genius strategies at work here:
1) He is establishing himself as someone who truly knows and loves his city, acting as a passionate guide of Milwaukee. That is something anyone wants in a Real Estate professional.
2) He ends each interview by asking the owner why they chose that specific part of the city. This is powerful as it acts as an honest review from someone who lives and works in the area instead of a Realtor just hyping it up for the sale.
3) Then Newby lists three properties from his brokerage that are for sale in that area. He is extending the opportunity for the audience to work with him aka call to action.
4) He posts it as a collab post with the business’s Instagram profile. That way his video is seen by their audience. These people are exactly the people he wants to work with because they likely live in the area and share the same tastes.
The results speak for themselves:

He also added 1,000 followers in the last 2 months.
I can guarantee that a big % of those new followers are Milwaukee locals that he has the potential to do business with in the future.
“But Cyrus what if I don’t have the time or money to visit places with a videographer?!”
You don’t have to do what Newby is doing exactly.
The idea is to establish yourself as knowledgeable and passionate about your market as if you were the Unofficial Mayor of your city.
EVERYONE is not a target audience.
If you try to talk to the general homebuyer or Realtor then you are competing with hundreds if not thousands of other, bigger creators that are already taking most of the attention.
Get specific on who you want to serve and make content that they would connect with.
Also, be smart and strategic about distributing your content and how it can be seen by the right audience.
These are the two ingredients of success.
Trust me the videos don’t have to be too fancy or complicated.
In fact, Newby doesn’t only do these types of videos.
He, like most of you, also does talking head videos as well.
