PDF lead magnets are DEAD in 2025

R.I.P to the "first-time homebuyer checklist"

Let's cut to the chase: Your home buyer checklists and PDF lead magnets are DEAD in 2025.

Why?

Because people today, especially those among the average first-time homebuyer age, can get ALL that information through ChatGPT with a simple prompt.

Information about buying homes, finding properties, choosing mortgages—it's everywhere online.

So what's your actual value to potential buyers now?
How can you genuinely help them in today's market?

I'm personally VERY bullish on AI-based lead magnets. While AI has commoditized information, it's also given you the power to scale your knowledge and create value in ways previously impossible.

For example:

  • Create an AI mortgage calculator that shows approximate monthly payments with just three prompts then deploy it on your website to collect emails and generate quality leads

  • Build a chatbot that's an expert on Dallas-based mortgages and then share it with realtor partners so they use YOUR chatbot instead of ChatGPT (meaning you're the only mortgage broker it promotes)

I challenge you: Rethink those dusty PDF lead magnets.

No one downloaded them anyway so you have nothing to lose.

Stop overloading people with information they won't consume.

They're suffering from value indigestion.

Start creating TOOLS they'll actually use—resources they'll return to repeatedly instead of those one-and-done, easily downloadable but never actually opened “pieces of value."

Now go create,
